Funding can be arranged on all forms of investment properties, whether they be straight forward residential properties (Buy to Let), multi let residential properties, Houses in Multiple Occupation (HMO’s), commercial properties or semi-commercial premises.
Buy-to-let funding is generally available up to 80% of the value of the property. Loans are available on a repayment or an interest only basis. A number of schemes are available including fixed rates, discounted rates and lifetime trackers.
With the more complex residential investment properties and the Commercial Investment properties, funding is available typically up to 75% loan to value. Interest rates start from around 2.5% over base/SONIA subject to status, term up to 25 years. Again there are repayment and interest only options.
We are able to cater for and assist with funding that is required within a Limited Company, a LLP, a Trust or a Self-Administered Pension Fund. We can also look at funding for Ex-Pats and non-UK residents.
The level of rental income is key as all lenders will apply rental stress calculations that will dictate the level of funding available.
