Introduced from a previous client. Land purchase with multi option use. Contract race, funding required urgently. Agreed and valuation undertaken within seven days. Funding agreed of £2.2m at highly competitive rates.

Residential Investment

Referred to us by a residential mortgage broker. The client had built three properties. They had the original development funding in place. Re-mortgage and substantial capital raising required. £900k arranged at rates significantly below 1/base, this on a loan to value of 75%.

Development funding

Referred to us by an IFA. Development project in South London. High levels of funding required for this very profitable project. We obtained 75% of the purchase price and 100% of the development costs, total funding in excess of £500k.

Non Status Commercial Mortgage

An introduction from a clearing bank that were unable to assist with clients funding requirements due to past problems. Business was improving but required additional funding to ease cash flow issues. £200k raised at a loan to value of 75% at 4/base despite previous CCJ’s and arrears. In addition the main banking relationship was protected.

Bridging Finance

Previous client approached us having purchased a property at auction. With two weeks to go before completion one of their investors pulled out of the deal. We arranged bridging finance of £250k to enable the completion to take place, and then subsequently re-financed the deal at competitive rates.

Start up

Client introduced from Kent Business Link. Looking to set up an upmarket health club in a prime location in Kent. We assisted client with projections and a business plan to prove viability. Total funding arranged of £620k at competitive rates despite a low stake.

Unsecured Funding

Client introduced from an accountant. Engineering firm that required funding to assist with a re-structure due to a dispute between the two main shareholders. 100% funding arranged on an unsecured basis at competitive rates, £250k of it by utilising the Government backed DTI scheme.

Commercial Mortgage

Introduced by a financial advisor. Client needed to relocate, but had no stake. We arranged a re-mortgage of the existing shop providing the stake and a commercial mortgage on the new shop. Total funding of £400k at competitive rates, despite a chequered past and no Accounts.
